The check-out is the exam. Turn up with the answers.
When you leave a rented flat in Edinburgh, your deposit usually isn’t sitting with your landlord. In most private lets the law requires it to be held by one of Scotland’s three approved schemes: SafeDeposits Scotland, mydeposits Scotland or Letting Protection Service Scotland.
Your landlord or agent can ask the scheme to keep part of it for cleaning if the flat wasn’t left in a reasonable condition. They can’t charge you for normal wear and tear. If you disagree, the scheme’s free dispute resolution passes the question to an independent adjudicator, who decides on evidence: the check-in inventory, the check-out report and whatever you can show.
So the goal isn’t just a clean flat. It’s a clean flat you can prove.
It usually costs less to prove it yourself, too. When an agency sends its own contractor in after you’ve gone, you don’t choose the firm, you never see a competing price, and the invoice comes straight out of your deposit. On Cleanifiq you compare local providers’ prices before you book. Across 127 end of tenancy jobs booked in Edinburgh over the last 12 months, the typical total was £190.00.
A vetted local provider
ID, address, insurance and criminal-record checks before their first booking. Every review on their profile comes from a paid job.
An itemised receipt
Every room and appliance you booked, in writing. Forward it to your agent or landlord on the day you hand back the keys.
Before-and-after photos
Ask your provider to photograph each room as they finish it. Dated photos are evidence an adjudicator can actually look at.
Deposit Back Guarantee
If the check-out inspection flags anything within 7 working days of the clean, your provider goes back and puts it right. Free.
Worth knowing before you book
Book the scope the flat really needs
Your provider checks the flat when they arrive. If it needs more than you booked, say a carbonised oven you marked as a light wipe, they send a priced request through the app. Accept it and it is covered by the re-clean promise. Decline it and that item is not.
Tell us who manages your tenancy
It is optional. If you name your letting agency, we can let them know the clean is covered, so a problem comes to us before it comes off your deposit. Only the guarantee and what was booked are shared.
Hand over an empty flat
Cupboards, wardrobes and the fridge are cleaned inside when they are empty. Anything left behind has to be worked around or cleared, and that becomes an extra.
A deduction has to be proved. Your evidence is the answer.
The scheme’s rule is simple: if the landlord can’t prove why a deduction should be made, you get the full deposit back. A receipt, dated photos and a free re-clean on the table put the burden where it belongs.

Book, then the clean happens
You pick a provider and see the price before you commit. Your payment stays with Cleanifiq until the job is done.
- 02
Send the proof with the keys
Forward the itemised receipt and the photos to your agent or landlord when you return the keys. Most questions end there.
- 03
The inspection flags something?
Within 7 working days of the clean, send us the findings and photos. Your provider goes back and fixes it at no cost, even if you had already said you were happy, and even if keys have to be collected again.
- 04
Still facing a deduction?
You have 30 working days to tell the scheme you disagree. An adjudicator weighs the evidence from both sides, and a landlord who turned down a free re-clean has a harder case to make.
Honest limit: the adjudicator looks at the whole picture, including the inventory, the condition at check-in, fair wear and tear and what your tenancy says. A professional clean with evidence is the strongest thing you can bring, but it doesn’t guarantee the outcome.
The itemised receipt and the free re-clean promise come with every end of tenancy booking, at no extra cost.
Everything that’s done. Nothing hidden.

How much does end of tenancy cleaning cost in Edinburgh?
In Edinburgh, end of tenancy cleaning quotes on Cleanifiq usually run from £82.00 to £310.00, with a typical price of £160.00. The cheapest quote a customer receives is typically £129.00. Based on 187 requests, October 2025 to October 2026.
Customers who went on to book paid a typical total of £190.00 across 127 jobs, including any carpet cleaning added. Your quote comes from the rooms and appliances you choose, how much work they need, and your provider’s own rate.
| Home | Most quotes (middle 80%) | Typical quote | Typical cheapest quote | Requests |
|---|---|---|---|---|
| 2 rooms, 1 bathroome.g. a 1-bedroom home with a living room | £100.00 – £293.00 | £170.00 | £150.00 | 37 |
| 3 rooms, 1 bathroome.g. a 2-bedroom home with a living room | £85.00 – £316.00 | £150.00 | £123.00 | 45 |

| 4 rooms, 1 bathroome.g. a 3-bedroom home with a living room | £103.00 – £310.00 | £171.00 | £120.00 | 19 |
Typical quote = the median of every price listed; most quotes = the middle 80%; typical cheapest quote = the median of the lowest price each request received. Rooms are bedrooms plus living rooms, as entered in the booking. The condition of each flat varies, so prices don’t rise neatly with size. Sizes with fewer than 10 requests aren’t shown. What moves the price in Edinburgh
- How many bedrooms, living rooms and bathrooms you book, and how much work each needs
- Which appliances you tick: a heavily used oven is the biggest single item
- Sash and bay windows: tick the inside of the windows so they are priced, not discovered
- Furnished or unfurnished: the booking asks, because furniture to clean inside and around takes longer
- Parking: choose free, paid or no parking so the quote reflects it
- Same-day or next-day dates, where providers can add a surcharge
How a quote is worked out
Every area has a set time for each level of cleaning: a bathroom that needs scrubbing counts as an hour, for example. Your provider’s hourly rate (at least £17) turns those minutes into a fixed price, and providers set a minimum call-out for small jobs.
Rates differ between providers, so quotes differ too. Compare a few, and weigh reviews of end of tenancy work as well as the price. There’s no booking fee on top: the price you see is the price you pay.

Edinburgh flats have their own rules. Plan for them.
18 providers have quoted for end of tenancy cleans in Edinburgh in the last six months, and half of all Edinburgh requests get their first quote within about 5 minutes. A few things specific to the city make the difference between a smooth check-out and a second visit.
Give notice, then book the clean
On a private residential tenancy you end it by giving your landlord at least 28 days’ notice in writing, plus 2 days if you post or email it. Book the clean as soon as your leaving date is agreed. Same-day and next-day slots happen, but providers can add a surcharge for them (by default 50% for same-day and 25% for next-day).
Tenement stairs are not your flat
Many Edinburgh flats share a common stair. The stair is not part of your flat, so it is not part of an end of tenancy clean. If your agency expects your landing done, add it in the notes and your provider will price it.
High ceilings and big windows
Providers come with a 3-step ladder and an extension pole. Anything beyond that reach, such as very tall ceilings or the top panes of large sash windows, needs mentioning in the notes so it can be priced, or ruled out, before the day.
Parking and access
Parking in much of central Edinburgh is controlled. Choose free, paid or no parking in the booking, and add buzzer, key safe or stair door details so your provider is not left on the pavement.

Straight answers. Before you book.
- In Edinburgh, end of tenancy cleaning quotes on Cleanifiq usually run from £82.00 to £310.00, with a typical price of £160.00. The cheapest quote a customer receives is typically £129.00. Based on 187 requests, October 2025 to October 2026. The price for your flat depends on its rooms, bathrooms, condition and any extras such as carpets or the oven, and every provider's price is shown before you book.
- The cleaning is the same whole-home standard. The difference is the promise: an end of tenancy clean has to pass your landlord's, agent's or inventory clerk's check-out inspection, and your provider re-cleans free if it flags anything within 7 working days. If you are leaving a rented flat, book end of tenancy. If you are selling or moving into a home, a move-in/move-out clean has no inspection to pass; in Edinburgh those were quoted typically £120.00 (64 requests, October 2025 to October 2026).
- Your tenancy agreement sets out what is expected when you leave. Under the deposit rules, your landlord can claim cleaning costs from your deposit if you do not leave the property in a reasonable condition, but not for normal wear and tear. A professional clean is not the only way to meet that standard; with an itemised receipt it is the easiest one to prove.
- In Scotland your landlord must, in most cases, protect your deposit with one of three approved schemes: SafeDeposits Scotland, mydeposits Scotland or Letting Protection Service Scotland. They have 30 working days from the start of the tenancy to do it, and must tell you in writing which scheme they used. Each scheme has a deposit checker on its website if you have lost that letter.
- End of tenancy cleans carry an extra promise: the clean has to pass your landlord's, agent's or inventory clerk's inspection. If the inspection flags something within 7 working days of the clean, send us the findings and photos and your provider goes back to fix it at no cost. That applies even if you had already said you were happy, and even if keys have to be collected again. It does not cover extra work your provider flagged on the day that you chose not to add.
- All three Scottish schemes offer a free dispute resolution service. When your landlord asks for deductions, you have 30 working days to tell the scheme whether you agree. If you do not, an independent adjudicator looks at the evidence from both sides and decides, and if the landlord cannot prove why a deduction should be made, you get the full deposit back. Your itemised receipt, your photos and any re-clean you offered are part of that evidence.
- Before a provider can take bookings we check photo ID, proof of address and public liability insurance, plus a criminal record check (Basic Disclosure Scotland or equivalent) and right to work where it applies. Every review on a provider’s profile comes from a booked, paid job. A new provider is covered by Cleanifiq’s insurance for their first three jobs while their own cover is verified. No check is perfect, so read the reviews and pick someone with a record of end of tenancy work.
- No. Plenty of Edinburgh tenants leave the keys with their letting agency. Tell us where your provider should collect them and when you need them back. Your provider records the return with a photo, and is not paid until that is recorded or you confirm you have them.
- You choose at checkout: pay a deposit (20% of the job, or the provider's minimum call-out fee if that is higher) or pay in full. If you pay a deposit, the balance is due by 7:30am on the day of the job; unpaid by then, the booking counts as cancelled. Your money goes to Cleanifiq, not the provider. Release to the provider starts the day after the job, once they have completed it on the platform.
- Yes, you can cancel your booking, but cancellation fees may apply depending on timing. More than 2 weeks before: full refund with no deductions. Between 2 weeks and 2 days before: a payment processing fee of 1.69%–5% (depending on payment method) is retained and the rest is refunded. Less than 2 days before (or failing to pay by 7:30 AM on cleaning day): your deposit is retained as a slot reservation fee. After the provider starts: you owe the minimum callout fee or work completed, whichever is greater. Whenever money comes back to you, you can take it as Cleanifiq credit instead of a refund, sometimes with a bonus on top. This policy keeps things fair for both customers and Edinburgh providers.
- A hoover of every carpet is included. A steam or shampoo carpet clean is a separate service: add it to the same booking if your inventory notes marks or your agency asks for it, and it is priced with the rest of the job.
